1. To make a reservation, the client should complete the booking form. Once your reservation is confirmed, we will require a deposit of 25% of the total charge. We will send a confirmation statement and balance of charges, which will be a formal acceptance of the booking.

2. The balance must be paid no less than four weeks before the first day of the rental period. Reservations made within four weeks of the start of the rental period will require full payment at the time of booking.

3. Cancellations: We appreciate that unforeseen circumstances can arise. If you should find it necessary to cancel your booking, this scale of refunds due would apply:
• Over three calendar months: Full refund of all monies paid.
• Between one and three calendar months: No refund of deposit paid but 100% of any balance paid.
• Under one calendar month: No refund due.
WE STRONGLY RECOMMEND THAT YOU TAKE OUT INSURANCE FOR BOTH MEDICAL AND PERSONAL COVER WHICH INCLUDES CANCELLATION CHARGES.

4. The rental period starts at 16.00 hrs on the first day and finishes at 10.00 hrs on the final day. If it necessary for you to arrive earlier, please let us know and we will do our best to have everything ready for you.

5. A damage deposit of 250 euros/£200 is payable on arrival in cash to cover any damage to the property or contents, although the clients liability is not limited to this amount. The damage deposit will be refunded or accounted for within a week of the end of the rental period.

6. The client agrees to take good care of the property and it's contents and to leave it clean and tidy at the end of the rental period. We reserve the right to deduct a charge for cleaning from the damage deposit if the property is left in an unacceptable condition. In addition, the client agrees to behave in a considerate manner throughout the rental period.

7. We will not be liable for any temporary stoppage in the supply of public services to the property nor in respect to any equipment or appliance failure. However, we will effect repairs to any equipment or appliance that fails as soon as is humanely possible.

8. You will have exclusive use of the house for the rental period. However, we reserve the right of access to the office (which is situated within the barn/garage) and to use of the swimming pool during hot weather.
